A DSCR loan – short for Debt Service Coverage Ratio loan – is a type of real estate investment loan designed for investors, not owner-occupants.
DSCR Program Specifications:
• 30-Year fixed rate mortgage
• Must be deemed a business purpose loan and exempt from ATR, QM, and HPML
• Max loan amount = $2M
• Credit score = 640
• Max LTV = 80%
• Minimum 6 months reserves required
